Booking Terms and Conditions. Please read all the clauses carefully. By signing these Terms and Conditions you shall be acknowledging that all members of the party are in agreement. The Contract is made under Schedule 4 Section 8 of the Housing (Scotland) Act 1988 and gives you the right to occupy the property for the period agreed for holiday purposes only. Scottish Law applies to all contractual obligations arising from these booking conditions.
Period of Tenancy:
From 4pm on the day of arrival. The Back House flat must be vacated by 10am on the day of departure.
Tenancy: The number of persons occupying the Back House flat must not exceed two. We reserve the right to refuse entry to any over this number. The Owner reserves the right to refuse entry and terminate the agreement to anyone who in the Owner’s opinion is not suitable to take charge of the property. In the event of this happening a full refund will be given. The property or any of its contents may not be sub-let.
Insurance: Clients are strongly advised to take out holiday insurance to cover losses and cancellation expenses in the case of illness etc.. The Owners insure the property against fire, accidental damage and Public Liability. The Owners will not be held liable for any loss or damage to client’s property.
Initial Payment:  A deposit of 25% of the total rent for the period is required at the time of booking.
Balance of Rent: Payable eight weeks prior to the beginning of tenancy.
Full payment is required if a booking is made within 8 weeks of tenancy.
Good Tenancy Deposit:
£75 is payable by separate cheque when the full payment is made. This will be returned less any charges incurred from breakage, damage or extra cleaning that is deemed necessary within 21 days of the end of the tenancy.
Cancellation: This must be made in writing. If cancelled more than eight weeks prior to the commencement of tenancy all monies paid will be refunded less £25 to cover administration costs. If the tenancy is cancelled within eight weeks of commencement of the tenancy all monies paid less 25% of the total rental cost or the deposit as the case may be will be refunded only if the property is re-let for the full period of this tenancy.
